Construction Delays

We are not Claims Surveyors, we are experienced construction professionals who have detailed construction knowledge combined with the ability to review and analyse construction projects which have incurred delay.

We have the capability and are able to offer a Forensic Delay Analysis to demonstrate delay, disruption and prolongation. The process of this analysis can be tailored to suite the level of the Delay complexity and the specific requirements of our Clients.

The process will include some or all of the following:

• As Built Programmes
• Forensic Schedule Analysis
• Cause & Effect
• Float & Time Contingencies
• Disruption to Progress and Lost Productivity
• Concurrency, Parallelism and Pacing

There are a number of recognised Delay (Extension of Time) Techniques, we will review each case and the most appropriate technique will be used. These techniques are categorised into the following:

• As-Planned versus As-Built
• As Planned Updated versus As-Planned Updated
• As-Planned Impacted
• Collapsed As-Built
• Time Impact Analysis
• Windows Analysis

The output of our analysis can be used in an Extension of Time Submission – we can prepare a detailed EOT submission document which can be used on its own or in conjunction with a full claim prepared by a Claims Surveyor.
