Viability
With Local Authorities being restricted to secure pooled 106 contributions with the Community Infrastructure Levy (CIL) we are assisting developers in their financial viability studies. CIL allows local authorities to set differential rates for different zones and ACP can provide market costings for the development, or complete the whole viability study on behalf of the developer.
Feasibility
Before embarking on a new project many Clients wish to check the feasibility of a development before committing too much money to design and consultant cost. We can assist this phase by predicting the likely outturn cost at a very early stage.
We can simply produce an estimate of cost or assist in the complete development appraisal.
Cost Planning
Having made the decision to proceed with the development it is likely that a consultant team will develop the design and take through to a planning application. At this stage a more detailed estimate of cost can be given. This can identify any problems that may be arising in terms of meeting budgets and will allow some early ‘rethinking’ or value engineering to keep the works in line with the original budget.
The cost planning will also allow more accurate figures for the appraisal and allow applications to proceed with funders.
